- Complete a commission-approved Salesperson Prelicense Course of at least 75 hours at an approved school such as Georgia MLS Training Institute.
- Pass a real estate examination approved by the commission.

This course will acquaint the prospective real estate licensee with topics ranging from the parties and the relationships involved in a real estate transaction to pricing properties and understanding the methods of financing. Students will gain an understanding of Brokerage Engagements, Purchase and Sale Agreements, Leases, and estimating Seller and Buyer costs in a real estate transaction. This course is comprised of 12 topics: Agency, Agency Practical Application, Value/Appraisal Practical Application, Seller’s Costs, Buyers’ Costs, Contracts, Contracts Practical Application, Finance Practical Application, Leases, Lease Practical Application, Georgia License Law, and Georgia Rules and Regulations. Each topic will be covered by a reading assignment, comprehensive in-class lecture and practical examinations. This program exposes the student to the material numerous times and allows the student to obtain a good understanding of the parties, relationships, agreements, financing, and seller and buyer costs involved in a real estate transaction.
